Position Title: Property Manager – Mixed Use Portfolio
Reports to: CEO
Job Description
Role Objective
The Property Manager – Mixed Use Portfolio provides strategic and financial leadership across the company’s commercial and residential property assets.
This role is accountable for portfolio profitability, leasing strategy, asset performance, regulatory compliance, and capital enhancement initiatives. The position carries defined budget ownership, leasing authority, and capital expenditure oversight, ensuring disciplined financial management and long-term value creation.
Key Responsibilities
- Strategic Portfolio Leadership
- Execute portfolio strategy aligned with company growth objectives.
- Drive occupancy, revenue optimisation, and asset positioning.
- Develop multi-year asset plans and repositioning strategies.
- Advise the CEO on market trends, risk exposure, and performance opportunities.
- Commercial Leasing & Tenant Relations
- Lead and implement commercial leasing strategy.
- Optimise tenant mix to enhance foot traffic, yield performance, and long-term asset value.
- Conduct rental benchmarking and market analysis.
- Structure and negotiate commercial leases to maximise revenue and protect landlord interests.
- Manage renewals, rent reviews, re-gearing strategies, and tenant performance risk.
- Residential Asset Management
- Oversee leasing, tenant retention, and occupancy management.
- Ensure disciplined screening, lease administration, and service delivery standards.
- Monitor rental positioning aligned with market conditions.
- Financial & Commercial Accountability
- Own and manage approved operating budgets across the portfolio.
- Drive Net Operating Income (NOI) growth and cost efficiency.
- Deliver monthly performance reporting, variance analysis, and financial forecasts.
- Manage rental collections, arrears control, and service charge oversight.
- Evaluate financial feasibility of leasing transactions and capital projects.
- Governance, Risk & Compliance
- Ensure full compliance with Seychelles property laws, health & safety regulations, and building standards.
- Manage insurance, statutory records, and contractor compliance.
- Identify and mitigate operational and financial risks.
- Capital Projects & Asset Enhancement
- Develop and justify capital expenditure proposals with ROI analysis.
- Oversee refurbishments, tenant fit-outs, and improvement initiatives.
- Monitor contractor performance and cost controls.
- Decision-Making Authority
Subject to company policy and financial thresholds:

- Lease negotiation and approval within defined rental and incentive parameters.
- Operating budget management within approved limits.
- Approval of minor capital works within delegated authority.
- Contractor appointment within procurement guidelines.
- Initiation of arrears recovery actions.
Major lease concessions and significant capital expenditure require CEO approval.

Qualifications & Executive Competencies
Education & Experience
- Bachelor’s Degree in Property Management, Real Estate, Finance, Business, or related field.
- 5–8+ years’ experience managing mixed-use property portfolios.
- Demonstrated commercial leasing and financial management expertise.
