Job Description

Key Responsibilities

  1. The Candidate shall manage the financial, contractual, and commercial aspects of construction projects.
  2. The Candidate will prepare accurate cost estimates, control project budgets, manage procurement and contracts, and provide commercial advice from project inception through completion.
  3. The Candidate shall monitor costs, prepare BOQ, negotiate rates, value completed work, and advise on risks and disputes.
  4. Review architectural, structural, and engineering drawings, specifications, and project requirements.
  5. Prepare preliminary cost estimates, budgets, bills of quantities, and cash flow forecasts.
  6. Measure quantities of materials, labour, plant, and equipment.
  7. Prepare tender and procurement documents.
  8. Obtain, evaluate, and compare quotations from suppliers and subcontractors.
  9. Assist with contractor and subcontractor selection.
  10. Negotiate prices, contracts, payment terms, and work schedules.
  11. Monitor project costs, commitments, variations, and expenditure against the approved budget.
  12. Prepare interim valuations, payment certificates, final accounts, and financial reports.
  13. Assess and price variations, extensions of time, claims, and loss-and-expense submissions.
  14. Conduct regular site visits to verify progress, quantities, and completed work.
  15. Identify commercial risks and recommend cost-saving or value-engineering opportunities.
  16. Maintain accurate records of contracts, quantities, invoices, valuations, and project correspondence.
  17. Liaise with clients, architects, engineers, contractors, subcontractors, suppliers, and project managers.
  18. Provide advice on contractual matters, disputes, construction regulations, quality, and health and safety requirements.
  19. Support project closeout, including final account settlement and lessons-learned reporting.
  20. The job involves a combination of office-based commercial work and construction-site visits.
  21. The Candidate should possess excellent communication skills. This includes management of electronic communications as well as clarity of verbal communication.
  22. As an individual, the Candidate should possess a strong work ethic and be willing to work odd hours from time to time.
  23. A strong sense of discipline is required.
  24. Any other related duties assigned by the Director.

Job Requirements

Requirements

  • Bachelor’s degree or diploma in Quantity Surveying, Construction Economics, Civil Engineering, or a related field.
  • Relevant professional certification or membership, such as RICS, where applicable.
  • 7 years of experience in quantity surveying or construction cost management.
  • Strong knowledge of construction methods, materials, contracts, procurement, and cost control.
  • Ability to read and interpret construction drawings and technical specifications.
  • Experience preparing estimates, bills of quantities, valuations, variations, and final accounts.
  • Proficiency in Microsoft Excel and quantity-surveying or estimating software.
  • Good understanding of applicable construction legislation, building regulations, and health and safety requirements.
  • Strong numerical, analytical, negotiation, communication, and organizational skills.
  • Ability to work independently, meet deadlines, and manage multiple projects.
